Your first step: file a claim
Your first step after giving us a call is to find your homeowner’s insurance policy information. From there, reach out to your insurance provider to file a claim. The process has gotten easier over the years thanks to online portals and apps.
You will also need to notify your mortgage company. They need to sign off on the check from your insurance company because they hold your home as collateral against your loan. Your mortgage company wants your home to be fixed just as much as you do!
What is an adjustment?
Your insurance provider will assign an insurance adjuster to your claim once it is notified. This person, who is often a private contractor working on behalf of the insurance company, will make an appointment to come by and evaluate the damage to your home and what it will take to repair it.
AVC Roofing’s contractors know how to work with these adjusters. There are plenty of intricacies to repairing storm damage to a roof. We will ensure your insurance adjuster doesn’t miss any of those fine details. We will also make sure your house is up to code.
Our team and the insurance adjuster will hash out a fair agreement for all parties. You should get a summary of your insurance claim about a week after that. Then it’s time to get to work.
What is recoverable depreciation?
Your house and everything inside it may decline in value over time. That’s depreciation. Investopedia gives the following example for calculating recoverable depreciation: Let’s say you bought a $3,000 refrigerator that is expected to have a 10-year lifespan. Divide the $3,000 by its 10-year life expectancy and you can figure it depreciates by $300 every year.
Insurance claims generally reimburse homeowners for the actual cash value of what was damaged. ACV is calculated by taking the cost to replace, in this case, the refrigerator at its pre-loss condition and subtracting the depreciation. So if you’ve had the refrigerator for four years, the ACV is the $3,000 you paid for it minus the $1,200 depreciation ($300 per year for four years).
If your insurance policy has a recoverable depreciation clause, then you’re able to claim the differences as recoverable depreciation. In this case, it’d be the $1,200.
